| Consent & Personal Details | You will need to provide your consent to your information being shared and checked, there will be a sign-up process to the referencing company. You will need to supply your personal details, employer and previous landlord information and there will also be a credit score to check if you have any adverse payment history. |
| Affordability, employer & landlord check | As well as checking the affordability and checking your credit score 'Canopy' will contact your employer to confirm your employment details and salary. If you are currently in a probation period, you need to disclose this upfront as it is one of the questions that will be asked of your employer. Your previous landlord will also be contacted to confirm that rent payments have been up to date and the previous property kept in good order. |
| Be honest and transparent | It is important to be transparent about your past as part of the checking process will be to validate the information that you have supplied. If you fail to disclose something important and this is subsequently flagged up, it will count against your application and increase the risk of you failing the referencing process. |
| UK Guarantor | A UK guarantor may be required to support your application and cover any outstanding payments should you default on the rent, if so the guarantor will also need to successfully pass the referencing process and will be required to sign the Agreement with you. A guarantor is someone, often a family member or close friend, who steps in to guarantee that your rent will be covered if you’re unable to pay. They can join the process seamlessly, making things quicker and simpler for everyone involved. |
| UK Right to Rent | Requires lettings agents in England to check that all tenants who occupy their properties have legal status to live in the UK. This means that before you can rent a home in England, a letting agent must undertake ID checks prior to letting out the property. The Home Office introduced Right to Rent checks with the aim of making it harder for people to live and work in England illegally. |
| Tenant Contents Insurance & Tenant Liability Insurance | Canopy (amongst other providers) also offers tailored tenant insurance that protects personal belongings and covers accidental damage to a landlord's property, helping to secure deposits.
